How much can you borrow?

Most lenders assess affordability based on a multiple of your income. Historically this was around 4-4.5x, but specialist lenders and certain schemes now offer up to 6x income for first time buyers in the right circumstances, a significant difference when property prices are high.

Standard Lenders

Typically lend 4-4.5x your annual income. Straightforward to qualify for, widely available across high street and specialist lenders.

Enhanced Lenders

Specialist lenders offer up to 5x income for higher earners or those with strong credit profiles. Fewer lenders, but worth exploring.

Up to 6x Income

Some lenders now offer up to 6x income for first time buyers who meet certain criteria. We’ll assess whether you qualify and which lenders to approach.

Important: Lenders also factor in your outgoings, credit commitments, and a stress test at higher rates. The maximum you can borrow isn’t always what you should borrow, we’ll help you find the right balance. Note: lenders will typically use 3% of your outstanding credit card limit as a monthly commitment, even if you clear the balance each month.

Deposits, schemes & government help

A larger deposit typically unlocks better interest rates, the key thresholds are 5%, 10%, 15%, and 25%. But there are schemes designed to help first time buyers get on the ladder with a smaller deposit.

Shared Ownership

Buy a share (25%-75%) of a property and pay rent on the rest. You can increase your share over time through “staircasing.” Available on new build and resale properties.

Lifetime ISA

Save up to £4,000 per year and receive a 25% government bonus (up to £1,000/year) towards your deposit. Must be used for your first home purchase or retirement.
