Self-Employed Mortgages

Being self employed doesn't mean you can't get a great mortgage, it just means you need an adviser who understands how lenders assess self employed income. Many high street banks apply rigid criteria, but specialist lenders take a more nuanced approach.

We regularly secure mortgages for sole traders, limited company directors, and those with variable income or complex accounts. We'll identify which lenders will give you the best deal based on your specific financial picture.

  • Sole traders and limited company directors
  • 1 year's accounts considered (select lenders)
  • Retained profit and dividends assessed
  • Specialist lenders beyond the high street
  • Complex income structures handled
  • No discrimination on income type

Contractor Mortgages

Contractors often face unnecessary barriers with mainstream lenders who don't understand how day-rate or contract income works. We know which lenders will use your daily or hourly rate, not just your payslip, to calculate maximum borrowing.

Whether you operate through a limited company, an umbrella company, or on a fixed term contract, we can find lenders who assess your true earning power.

  • Day rate income used for affordability
  • Limited company and umbrella contractors
  • IT, legal, finance and healthcare contractors
  • Gaps in contracts not always a barrier
  • CIS contractors also catered for
  • Fixed term contract workers welcome

Fixed, Tracker & Variable Rates

Choosing the right rate type is one of the most important decisions in your mortgage journey. Here's a straightforward overview of the three main options:

Fixed Rate

Your interest rate stays the same for a set period (typically 2, 3 or 5 years). Your monthly payments are predictable and won't change even if the base rate moves. Ideal if you value certainty.

Tracker Rate

Tracks the Bank of England base rate at a set margin above it. Your payments go up or down as the base rate changes. Can be cheaper than fixed deals when rates fall.

Variable Rate

Set entirely by your lender, not linked to any external rate. Usually what you revert to when a fixed or tracker deal ends. Often one of the more expensive options available.

Our advisers will help you weigh up the pros and cons based on your circumstances and the current market conditions.

Repayment, Interest Only & Part and Part

Your repayment method determines how the mortgage balance reduces over time, or whether it reduces at all. Most residential borrowers use a repayment mortgage, while interest-only is more common in buy-to-let. Part and part offers a flexible middle ground.

Repayment Mortgage

Each monthly payment covers both interest and a portion of the capital. By the end of the mortgage term, the loan is fully repaid and you own the property outright. The safest and most common option.

Interest Only Mortgage

Your monthly payments only cover the interest, the capital balance remains the same. At the end of the term, you need a strategy (e.g. investments, property sale) to repay the outstanding loan.

Part and Part Mortgage

A part and part mortgage splits your borrowing between a repayment and an interest-only basis. You repay a portion of the capital each month while paying interest only on the remainder. This gives you lower monthly payments than a full repayment mortgage, while still reducing your overall debt over time.

For buy-to-let investors, interest-only is popular as it maximises rental yield during the investment period. We'll help you understand which approach best fits your goals.

Discuss repayment options with an adviser

You may have to pay an early repayment charge to your existing lender if you remortgage.

Not all Buy to Let Mortgages are regulated by The Financial Conduct Authority.

Your property may be repossessed if you do not keep up repayments on your mortgage.
