Investment mortgages
Buy to Let (BTL) mortgages are specifically designed for landlords purchasing property to rent out. They work differently to residential mortgages, lenders assess rental income potential alongside your personal income, and rates and criteria vary significantly across the market.
Whether you’re a first time landlord or expanding an existing portfolio, we access specialist BTL lenders and find the most competitive deal for your investment strategy.
How BTL lending works
Unlike residential mortgages, BTL lenders primarily assess affordability based on the expected rental income of the property, not just your personal income. The typical requirement is that rental income covers 125%-145% of the monthly mortgage payment at a stressed interest rate.
Most lenders require rent to cover 125%-145% of the mortgage payment. Higher rate taxpayers often face stricter coverage requirements, we’ll identify the right lender for your tax status.
Most BTL mortgages require a minimum 25% deposit. Some specialist lenders will go to 20%, though rates will typically be higher. A larger deposit unlocks the most competitive rates.
Types of BTL property
BTL lending covers a wide range of property types. Some require specialist lenders:
Single self-contained properties let to individual tenants or couples. The most widely available BTL mortgage type with the broadest lender choice.
Properties let to 3+ unrelated tenants who share facilities. Higher yields but tighter regulation and specialist lending. Licensing required.
4+ mortgaged properties. Lenders apply stricter underwriting and assess your whole portfolio. We specialise in helping portfolio landlords grow and restructure.
Buy to let mortgages are typically interest only. You pay only the interest each month and repay the capital at the end of the term or on sale.
